The 2005 Exeter Homeowners Association Annual
meeting was held on May 11, 2005 in the Exeter
Clubhouse.
Board members in attendance: Kathleen Finnegan,
Calvin Neal, Misha Ptak, Kevin Manual Scott,
Marilyn Torres and Jennifer Whyte
Board members absent with notice: Michael White
Others in attendance: Gene Campbell, PMP

The meeting was called to order at 7:06PM by
Calvin Neal.
With 14 HOA members in attendance and 127 proxies
on file, for a total of 141 members, quorum was
not obtained.
In accordance with the Association By-Laws,
Article XI, Section 4, notice was given that
the Annual Meeting would be adjourned until May
26, 2005, at 7PM at the Exeter Clubhouse.
The Meeting adjourned at 7:25PM.
As announced at the May 11, 2005 meeting, the
2005 Exeter Homeowner Association Annual meeting
reconvened on May 26, 2005 in the Exeter Clubhouse.

The meeting was called to order at 7:00pm by
Calvin Neal.
With 7 HOA members in attendance and 211 proxies
on file, for a total of 218 members, quorum was
obtained.
On a motion by Whyte, seconded by Ptak, the
minutes of the 2004 Annual Meeting were unanimously
approved as written.
With no additional nominations from the floor,
on a motion by Ptak, seconded by Whyte, nominations
were closed.
With two candidates for five positions, on a
motion by Ptak, seconded by White, Calvin Neal
and Marilyn Torres were unanimously elected by
acclamation.
Reports of Officers and Board of Directors
Misha Ptak, Board Treasurer, reported the Association
is financially sound and all the reserves are
covered.
Report of the Managing Agent
Gene Campbell, PMP Community Manager, reported:
violations are down 50% from last year, however
there were $8,758 in fines levied in the last
year. Residents were reminded that the goal of
the Association is not to levy fines, but to
get violations corrected. Resales are also up
this year by 30%.
Reports of the Committees
Stephanie Nerantzis of the pool committee reported
the committee is looking as several new types
of flooring for the pool and new lights will
be installed in the pool house prior to opening.
They have planned several events for the summer
including family fun night, adult volleyball
and adult swim night; they are also working closely
with Century Pools to develop a high cleanliness
standard.
Bill Whyte of the Landscaping Committee reported
the landscaping plan is underway. Blake has completed
planting on the east side of the pool and they
will continue planting on the west end. Plants
have been installed at the entrance to the town
homes, but the annual monument plants have been
delayed due to a shortage of flowers.
The meeting adjourned at 7:13pm.
